Eligible loans up to $400,000 can use an acceptable automated property valuation instead of a full appraisal. If an automated value is unavailable, another valuation or property review may be required, with possible fees and added time. Loans above $400,000 require a full appraisal. The threshold refers to the loan amount, not your home’s value.

A second- or third-lien HELOC can leave your existing mortgage and its terms in place while adding another loan payment secured by your home. A first-lien HELOC is also available for eligible properties, including homes owned free and clear. Your available lien position depends on existing liens, property occupancy, state, and program requirements, and is determined during the application.
Yes. This program requires a 100% initial draw. The cash you receive may be reduced by origination fees, costs, and any debt payoffs. Repayment begins on the drawn balance. Future draws are subject to your agreement and available credit.
The linked program describes a fixed rate for the initial draw. A later draw is priced when you take it and can have a different fixed rate. Review the rate, fees, payment, and terms in your actual offer and agreement before accepting.
The initial offer check uses a soft credit inquiry. Continuing through the application can require a hard credit inquiry, which may affect your credit score. Review the credit authorization in the application portal before proceeding.
Notarization and funding are separate steps. An online notary may be available once your file is ready, but funding still depends on verification, signing, applicable waiting periods, and bank processing. Five-business-day funding is a best-case timeline, not a guarantee. Texas and in-person closings can take longer.
